Urban Planning and Buildability Report
Urban Planning Classification: Intensive C
1. Main characteristics of the plot
- Plot area: 200 m²
- Maximum ground coverage (Ground Floor): 60% of the plot area (approx. 120 m²)
- Maximum building volume: 1,000 m³
- Maximum permitted building height: 10 metres
- Permitted floors: Ground floor, first floor, second floor, and a usable rooftop terrace.
2. Estimated building distribution
Based on the urban planning parameters applicable to the area, the built-up area could be distributed approximately as follows:
- Ground floor: approx. 120 m² of built-up area.
- First floor: approx. 120 m² of built-up area.
- Second floor: approx. 70 m² of built-up area (plus terraces or balconies).
- Outdoor area: It is possible to construct a swimming pool, provided that the mandatory garden area of 15% of the plot is maintained.
3. Potential use
Residential use: There is a legal possibility of creating a maximum of two residential units within the building.
4. Legal notice and disclaimer
Verification requirement: This information is provided for informational and guidance purposes only. Final examination, verification and technical validation must be carried out by a qualified professional (architect) or the competent authority before making any binding decision.

Technical interpretation
Building volume limitation: Although the sum of the individual floors could theoretically allow for a greater buildable area, the municipality limits the total building volume to 1,000 m³. This means that if very high ceiling heights are chosen (for example, 3.5 metres), the floor area of the individual levels would have to be reduced accordingly in order not to exceed the permitted total volume.
Ground coverage versus buildability:
- The ground coverage (the building's “footprint”) is limited to 60% of the plot, i.e. 120 m².
- Buildability is the sum of all built square metres across all floors. In this case, it is limited by the maximum building volume of 1,000 m³.
- Usable rooftop terrace: The regulations allow a maximum building height of 10 metres. If three floors are planned at approximately 3 metres in height each (9 metres in total), one metre remains for the upper roof structure and the design of the usable rooftop terrace, without exceeding the permitted maximum height of 10 metres.
- Open spaces: It is important to take into account that, after constructing 120 m² on the ground floor, the remaining 80 m² of the plot (40%) must be arranged in such a way as to comply with the mandatory 15% green and garden area, as well as allowing for the swimming pool.
